Design Works Stages

Stages A-B
  • Meet with Client on site and discuss project, Clients ideas and wishes and establish brief. Set and agree fee quotation and issue in writing to Client for written approval to proceed. Confirm agreement, time scales etc.

Stages C-D
  • Check Planning standards and records for property or site, meet with Planners if necessary, inspect all Planning conditions for area and Local Authority Area plans for local regulations.
  • Obtain Ordnance Survey digital site plan and pay copyright fees for use
  • Set up site visit for full measured survey, produce ‘as existing’, plans and elevations to scale as part of design presentation and for concept design.
  • Using Clients brief and ‘as existing plans’, produce outline design for works to site or building. Issue designs to Client and meet to confirm acceptance or alter designs to suit. Once design is agreed produce full set of details and plans for Planning Application and make ‘on line’, application for Planning Approval. Monitor application through Planning process to decision, inform Client of any problems and Planning approval.

Stage E
  • When designs achieve Planning approval, produce full set of working drawings, plans and elevations, with necessary specifications. Issue all designs, if required, to Structural Engineer for beam, floor and rafter design. Compile full design package for Building Control.
  • Make Building Regulation application, monitor application through process to achieve Conditional building Regulation approval.

Stage F to G
  • With larger schemes, produce written specification and schedule of works, with detailed designs for tender purposes.
  • Compile tender documents and issue to a minimum of three contractors for quotation. Monitor all tenders, giving clarification and advice as required. Check all returned tenders and advise Client on results.
  • Appoint Contractor on Clients behalf, ensure all parties sign Building Contract, set dates, payment schedules etc.

Stages H to L
  • Meet Contractor at ‘Pre Contract Meeting’, inspect insurances, project dates, sub contractor’s details etc. Ensure all site services are set up and applications made. Ensure all site safety is set up and procedures agreed. Confirm Building Control are aware of dates etc.
  • Attend site at agreed intervals, check contractor’s valuations and inspect works. Inform Client of agreed valuations and confirm payment of works. Issue payment certificates.
  • On completion of works, carry out ‘snagging’, of site, ensure all works are of standard and issue completion certificate and final payment certificate.
  • Three months after completion revisit site and carry out final inspection, if all is correct issue payment of retention sum (5% of contractor’s fee).
